WORK SCHEDULE: Full-time, year round position; 8 hours per day; 6:00 a.m. – 2:30 p.m. 

CLASSIFICATION: B-2-4

SALARY: $23.34 per hour (entry level – base rate) plus an additional rate based upon licenses held.

Essential Functions:

  • Complies with all School District, City, State and OSHA policies.
  • The Custodian lead VI assumes charge of the building heating/cooling plant, HVAC, lighting systems and pool for efficient and safe operation.
  • Ensures site is staffed appropriately for vacations and illness, notifies Assistant Coordinator of Facilities if additional help is needed.
  • Makes minor repairs on building, building equipment and grounds.
  • Assist the Assistant Coordinator of Facilities in scheduling and training of staff as needed.
  • Provides and assigns additional work direction and assistance to custodial staff as approved by the Assistant Coordinator of Facilities.
  • Completes all duties listed on the daily schedule and maintains daily upkeep of tools and equipment.
  • Performs janitorial duties, and completes assigned daily cleaning area.
  • Organizes and cleans the receiving area, custodial storage areas and maintenance office.
  • Completes all required preventative maintenance requests in a timely manner.
  • Completes required daily visual walk-through of HVAC and electrical rooms to include rooftop units and pool.
  • Records all needed repairs, inspections, boiler checks and makes repairs as needed or directed. 
  • Ensures building and property is secure during shift and reports incidents and hazardous conditions to Assistant Coordinator of Facilities and Site Administrator.
  • Operates motorized equipment used for cleaning and snow removal.
  • Removal of snow/ice and application of snow melt around the building to ensure safety.
  • Purchases and maintains inventory for cleaning supplies/equipment.
  • Provides a written schedule for summer cleaning for the assigned site.
  • Provides instructions for nightly and weekend special event set-ups and assigns appropriate coverage.
  • Performs a variety of cleaning and semi-skilled duties which includes but is not limited to: vacuuming, mopping, washing tables, windows, bathrooms, dusting, waxing, stripping floors, moving heavy furniture, etc.
  • Moves up to 50 pounds of project materials and/or tools to remote building locations.
  • Erect and stand on scaffolding, ladders, and platforms lifts, at heights up to 30 feet for extended periods of time. 
  • Performs essential maintenance to the facility or equipment which may involve, but not limited to the following activities:  reaching, crouching; kneeling; shoveling; working in narrow and/or confining spaces: underground, overhead, and at ground level; twisting of the waist, shoulders, and legs; and lying on stomach and/or back.
  • Works under the supervision of the Assistant Facilities Manager, Site Administrator and the Facilities Manager.
  • Performs other duties as assigned.

                                                
License Requirement:

  • High School diploma or GED required.
  • Minnesota Driver’s License.
  • 1st Class C boiler’s license required. Would consider a lesser license at the time of hire but must obtain 1 Class C license within the appropriate timeframe as directed by the MN Department of Labor and Industry or the Rochester Public Schools Maintenance Department, or within six months of hire date.
  • CPO – Certified Pool Operator license, needed at time of hire or ability to obtain within six months.

  • 1-2 years custodial leadership experience in a school setting.
  • Mechanical aptitude and troubleshooting skills.
  • Ability to work well with others and utilize effective team-building skills.
  • Experience and knowledge of cleaning methods and equipment.
  • Basic understanding of the upkeep, care and safe operation of motorized equipment used for cleaning, i.e. auto scrubber, buffer, snow blower, genie lift, pressure washer, extractors, sweeper, Kaivac, etc.
  • Able and willing to use a backpack vacuum for cleaning.
  • Willingness to learn and share new and better methods of cleaning with supervisors.
  • Exceptional computer skills and knowledge of building automation programs and SchoolDude work order system.

  • Basic understanding of the upkeep, care and safe operation of motorized equipment used for cleaning i.e. auto scrubber, buffer, snow blower, genie lift, pressure washer, extractors, sweeper, Kaivac, etc.
  • Able and willing to use a backpack vacuum for cleaning is required.
  • Able and willing to remove snow when required during day and night or on weekends.
  • Willingness to learn and share new and better methods of cleaning with supervisors.
  • Able and willing to cover lead position for sick or vacation days.

Physical requirements: 

Stooping, bending, occasional awkward positions. Must be able to lift over 50 lbs., 80 lbs. assisted.
Ability to work in moderately hazardous conditions in outdoor environments and within buildings
Moves up to 50 pounds of project materials and/or tools to remote building locations.
Erect and stand on scaffolding, ladders, and platforms lifts, at heights up to 30 feet for extended periods of time.
