JOB SUMMARY
Work with the Assistant Director of Facilities to establish/maintain/change programs that will support the mission of the school district at the lowest possible cost consistent with the quality needs of the school district. Supervise building custodial staff, assist in the supervision of the District preventive maintenance program, and assist in the monitoring of monthly energy consumption. Perform duties and assume other responsibilities as assigned.

ESSENTIAL DUTIES AND RESPONSIBILITIES
- Develop ongoing schedules of work and supervise the district maintenance Foreman/Tech staff to ensure maximum productivity of staff, minimize building equipment downtime, effectively find a replacement who is best suited to fill in for absent employee, staff training, evaluate work performance, improve methods and individual work performance of employees.
- Keep records of absentees and overtime by school for comparative purposes
- Supervise Building Heads and School keepers to ensure maximum productivity of staff, ensure proper sanitation of building finishes and fixtures, arrange for staff coverage, staff training, improve individual work performance of employees.
- Participate with the Assistant Director of Facilities in decisions regarding the selection, classification, transfers, promotions, retention, or dismissal of maintenance department personnel.
- Recognize personnel problems within the custodial maintenance staff, document facts, and take prompt corrective action or recommend a course of action to the Assistant Director of Facilities.
- Maintain TrueTime timeclock system, making sure all staff is punching in and out on a regular basis; training for new employees into the time clock system; support the Health and Safety Coordinator in making sure all employees have taken the online employee right to know training
- Maintains and monitors personnel files; effectively prepare new hire, termination and retirement paperwork for Buildings and Grounds staff (status forms); process all incoming overtime cards and timecards for summer casuals and substitute custodians; complete training on several computer programs for new hires
- Established experience in Oracle software program

Tasks involved in fulfilling above duty/responsibility:
- Reduce unscheduled downtime of systems and equipment
- Increase efficiency of custodial equipment.
- Reduce service calls.
- Reduce use of vendors for repairs.
- Assist the Assistant Director of Facilities in planning and projecting district maintenance budget needs on a project basis to reflect the required maintenance needs.
- Ordering supply and maintaining inventory levels
- Facility project planning
- Process for priority equipment needs
- Equipment and supply procurement
- Recommend to the Assistant Director of Facilities changes in policy methods or procedures which will result in an improved maintenance program, or in lowering costs of the maintenance program.
- Establish and maintain positive working relations with fellow workers, supervisors, students, and building staff; smile and be polite to all you come in contact with while on the job.
- Perform other duties and assume other responsibilities as assigned.
- Prepares information in response to requests from District Staff
- Assist Assistant Director of Facilities with monthly building head meeting preparation
- Iphone/Ipad experience preferred
- Google Doc’s experience preferred
- Performs a variety of organization duties including word processing (letters, memo’s report, Maintenance and Operations Budgets, Surveys, Quotations, Bids, Vandalism Reports etc.); makes phone calls; schedules meetings; maintains Outlook calendars; receive, read, screen and distribute all incoming mail
- Prepares purchase orders; receives, inventories and disperse supplies, materials, and equipment; prepares and code monthly bills, and receipts
- Establish and maintain an effective filing system, necessary requisitions, purchase orders, correspondence, maintenance schedule, budget records and Human Resource information
- NIMS training preferred
- MASMS training preferred

EDUCATION / CERTIFICATION REQUIREMENTS:
High school Diploma required; Four-year college degree preferred

5 Years facility management (school district service preferred)

Schedule: Monday-Friday; 260 days
Wage & Benefit Info: Group 50
Salary/Hourly Range:Â $75,739.00 – $103,067.00
